Aldar and Mubadala Acquire Masdar City Square in AED918 Million Deal

Abu dhabi: Aldar and Mubadala Investment Company have jointly acquired Masdar City Square for AED918 million through their joint venture established in 2024. The transaction further scales the partners' high-quality, income-generating real estate portfolio, now valued at AED4.7 billion within Masdar City, a leading hub for clean energy, artificial intelligence, advanced research, and sustainable urban development.

According to Emirates News Agency, Masdar City Square comprises over 47,000 sqm of net leasable area across seven office buildings. Completed in the first quarter of 2026, the complex is 99% occupied by a high-quality tenant base, including TAQA, the Department of Energy, Emirates College, and Mohamed bin Zayed University of Artificial Intelligence. The acquisition strengthens Aldar's commercial portfolio while deepening the joint venture's presence in Masdar City, which continues to develop as a sustainable urban community and business destination. Strategically located near Zayed International Airport and with access to major highway networks, Masdar City Square is positioned within one of Abu Dhabi's key business districts.

Talal Al Dhiyebi, Group Chief Executive at Aldar, emphasized Abu Dhabi's economic fundamentals and investment in future-focused industries, stating that these factors attract global businesses and talent, supporting sustained demand for high-quality commercial real estate. Ali Eid AlMheiri, Executive Director at Mubadala, highlighted the investment's alignment with Mubadala's strategy to build long-term economic value in Abu Dhabi by investing in infrastructure for knowledge-driven industries and the UAE's Net Zero ambitions.

Ahmed Baghoum, Chief Executive Officer of Masdar City, noted that sustainability is central to the complex's design, aiming for LEED Platinum and WELL Gold certifications. The complex features solar photovoltaic systems and passive cooling techniques and includes a net-zero energy HQ office building, currently serving as the Department of Energy's HQ. The acquisition advances Masdar City's vision for a connected, sustainable community that fosters investment, innovation, and growth, creating lasting value for Abu Dhabi.

The acquisition is part of a Masdar City-focused joint venture created by Aldar and Mubadala in 2024, which included acquiring 17 assets within the Masdar City Green REIT and The Link at Masdar City, completed in Q1 2026. With Masdar City Square, the joint venture now holds a diversified portfolio of over 158,000 sqm of net leasable commercial space and more than 1,400 fully occupied residential units.
